I would keep going, again my goals are different, but if I was in the position you're in and cashflowing well, than I would be ecstatic!

If selling would ease your nerves though, I suggest doing that.

Hey Daniel,

I've used the site Rentometer.com as well as just connected with local investors in close proximity with similar properties and asked them. I think the percentage rule would boil down to where you're investing and the type of area.

Definitely look into local REI groups for what lenders (private or HM) they are using and as John said, internet can help some.

Hey Joshua,

For what its worth I think you guys are doing a solid job to have only been in the game for two years. I think it all depends on y'alls goals and comfort level but aside from that I think with the equity you guys have, you're in a good position against a downturn. Also,  I think it boils down to what kind of cashflow you are getting!

But all in all, Keep rocking it! Sell one if it will make you feel better! :-)

Is there anyway they are willing to meet somewhere in the middle? As @John Leavelle alluded to, what other kind of contingencies are included? At the end of the day, if your numbers work for the long term, do what you feel is right and justified!

When I was successful with wholesaling starting out with low money, driving for dollars was a big help. Scored my first three deals off that practice and was able to move on to large yellow letter output.
