This is the same issue I am dealing with: seeing if these lower income homes are a better way to break into buy and hold or just waiting it out a little longer and getting more in the 60-100k range with potentially alot better tenants. As alot of these experienced guys have noted, there's somewhat a surplus of these homes for a reason. Decisions, decisions.

Once a price has been agreed upon, what are the steps to acquiring land. Also does the lawyer draw up the contracts? Any help would be greatly appreciated!

Hey guys,

Just wanted to throw an update out there! PSA: I am not bragging. Mainly because I don't have much to brag about lol

Anyways, 1st week into the new year and I have already wholesaled 1 house!  Whoop whoop! That makes 9 closings total since starting almost a year and a half ago with a small hiatus and 3 in the last 6 months. Considering I haven't really ramped up my marketing like I am about to I'm definitely fired up! My goal is to do 12 total this year (1/month) hopefully averaging about 2-5k per house. Yesterday was for a total of $2,000 so I'm more than satisfied. (Free money is always good money. Then again, technically it ain't free but Whatever!) But here are some details on it:

House was acquired via bandit sign: Homeowner was going through divorce so him and wife had to sell home ASAP. Was an empty  3/1 that needed about 4-5k work (just needed to get rent ready)but in a B-/C+ area and consistent rents were about $600-650. Was able to contract for 16 (very motivated due to divorce and getting everything settled) and sell for 20K (profit was split with partner)! Did take a little bit longer because of the ex-spouses and their attorneys but all in all, great way to bring the year in!!

Currently helping another investor out with one under contract in a tougher area but we will see how it plays out! Happy buying and selling to everyone out there!!
