How to generate more motivated seller leads

Hello everyone at BP. My name is Alex and I'm a beginner wholesaler in Houston. I've heard of different ways to generate seller leads such as bandit signs, direct marketing, driving for dollars, buying list, etc. I was hoping someone could tell me what is really working out there.
