2. Online Classifieds: Explore platforms like Craigslist for motivated sellers advertising their properties.

3. Real Estate Auctions: Attend auctions to find sellers eager to close deals quickly.

4. Wholesalers: Build relationships with wholesalers who specialize in finding motivated sellers.

5. Expired Listings: Check out listings that didn't sell and contact the homeowners directly.

12. Local Networking Events: Attend real estate meetups and networking events to connect with potential sellers.

13. Tax Delinquent Lists: Access lists of properties with delinquent property taxes, a sign of potential motivation.

14. Divorce Support Groups: Connect with divorce support groups to find sellers looking to sell marital properties.

15. Bandit Signs: Place "We Buy Houses" signs in strategic locations to attract motivated sellers.

17. Estate Sales: Attend estate sales to network with heirs and family members looking to liquidate assets.

18. Online Advertising: Run online ads targeting keywords like "sell my house fast" to reach motivated sellers.

19. Cold Calling: Traditional but effective, cold calling can connect you with motivated sellers willing to sell their properties.

@Carshawn Johnson do this.   1.  Goto google  2.  type in "we buy houses cleveland ohio".   3.   A bunch of websites will pop up.   99% of these are people who are wholesaling real estate.     If you email or call them and asked to be added to their buyers list and get house leads delivered to you via email.   If you are wholesaling, you can still fill out information and co-wholesale alot of the deals that come your way.   Another way to get deals is to look up a site named "myhousedeals"   also try "investorlift".    Also try adding yourself to different facebook groups in your local market.   Much success to you.

@Brady Duxbury Try these 2 options.    1.   type into Google:  " real estate agent city, state", call at least 3 agents or brokers in that market or near that market and explain to them what you just mentioned here.   tell them the location of the property ask for rental estimate.   2.  contact at least 2 or 3 management companies in the area and aske them rental rates.    have a great day.

@Chaelynne Pope sounds like you have a great opportunity there.  I think your best bet to find all the local resources you need would by to goto where all the connections area.   1. Goto Google.   2.  Type in "real estate investment club Knoxville Tennessee".   Find out when the next meeting is and see if you can go.   There you will find (Buy & hold deals, fix and flips, wholesalers, agents, brokers, lenders, attorney's etc.....   Because it is local there may even be some deep pocket investors who would be finance your deal for a percentage of the deal or a percentage of the loan.    It may even open you up to additional resources and opportunities.
