800+ Acres of land for sale in Crook County Wyoming.  Comes with 4 water wells.  Oil company drills on property.  Owner gets monthly check per month from Oil company.   Property retails for roughly $2200 per acre.

I appreciate the feedback. I am comfortable executing Sub2 & LO's. My issue was being able to put similar deals like this together as the come my way. I love the idea of renting in a high appreciation neighborhood. Didn't think of that. That is Good. In order to make deals like this work I did some homework and I think I will rent rooms on these larger houses. In this particular area avg room rentals would be about $525 per month. Increasing my cash flow monthly and taking advantage of appreciation in a couple of years

Another question:. Let's say I took that property subject 2, put in an LLC. went out and found a buyer for this property via Lease Option. Buyer Pays 15k non refundable option consideration. 7k to default amount. 8k to me. Would something like this work? Maybe give buyer 2 year lease option?
