Hello!

We have a long term rental in Memphis. Since the city is where we are from, our original plan was to make it a STR to stay in when we visit. Then, Covid and other things happened.

We are now considering the switch to a STR later this year. Does anyone have feedback on the current market in Memphis? Can anyone recommend a STR property manager?

I closed a refi last week at 3.35 with Mr. Cooper. Fees were about 5k, but lower than a few others I compared.

I am considering a rental in Chattanooga, more specifically, a SFH, $150k or less in an up and coming part of the city.

My tenants' lease is up in June. Before Covid hit, I had considered raising the rent because the house is a bit below market. At least, I don't currently see any other homes in the same zip code as cheap. 


They both have steady jobs and have paid rent on time for the past year.Just asking for opinions. What would you all do?
