Rental investment to the south of Austin till San Antonio

Hi Texas investors!

I have been following some discussions here. Currently I am located in Austin and we have a rental each in Austin and San Antonio. We are looking to grow our portfolio and wondering what should be the next destination. We have our primary residence in Austin(proper) along with the rental so not sure if we want to make another purchase here. Also the northern suburbs of Austin are already too high to make any sense in terms of rental income. Is New Braunfels a good area to invest vs San Antonio? I am looking for some pros and cons of investing in San Antonio vs New Braunfels or the other suburbs south of Austin. Also not very keen on investing in a fixer upper. We want to focus on properties which are not more than 10 years old or have been made good to move in already but should still make some sense as investment. Not looking for immediate cash flow if the rent can cover expenses including property management with a 30% down payment. Our current rental in San Antonio near Alamo Ranch meets this requirement. Anyone specialized in San Antonio and New Braunfels market and can give a reason to invest in New Braunfels instead of San Antonio?

For some reason NB seems to be growing faster than SA. Is there an explanation

Also what about Buda, Kyle and San Marcos when compared to NB or SA.

I picked up a new build a year ago in NB.  I have been super happy with my investment.  Although the prices have gone up a lot since I got my place.  The same exact build in my development is 100k more now vs 1 yr ago which makes deals harder to make sense unless you are willing to bank solely on appreciation.  I have also been looking around SA due to more affordable prices then NB.  I am a bit tentative about buying in the small towns out side of SA.  But I agree with @Meghan Castro that people will move and commute as prices continue to rise and push people out of the area.
