I’m a real estate broker in Northwest Indiana. Compared to Illinois our taxes are much cheaper and you can stretch your dollar much longer investing in properties. Still lots of value left and although not as much inventory as once before, lots of the properties still have a lot of meat on the bones

Focus on your tribe. Those that like you will do business with you, those that don’t won’t due business with you regardless!

Just attract your tribe. No matter what you do, you can’t make everyone happy, and if you feel you have to change who you are and what you like to try to win business over, we’ll you alway lose!

Just double down on being you, that’s the best thing you can do for your business.

Have you considered refinancing and using the excess to pay off the properties.

That way you don’t have to get rid of a property. 

While it’s nice to have them all paid off, i personally don’t see the point of having that much equity just sit there and not creating more money for you.

Such as using that to purchase another property, that will help pay down the others, potentially gain more equity and another tax break.

Sounds like you’re pretty conservative, as am i, and since you’re not leveraging yourself out to your gills, i would say that’s a pretty prudent approach.

Let’s say something happens, how do you have prove the cash was given?

I would suggest you make a certified check and confirm with the recorders office or your states SOS that’s the business / owner and unit match up.

I would say suggest not given any money till you’ve read the lease, it states specifically in the lease how that exchange is happening, and then once you sign, exchange the money. Then atleast you have a paper trail.

If i can make a suggestion. Have you read millionaire real estate agent by Gary Keller?

It will show you how we are in the leads business, a system to put in place for that and a strategy on how to scale that and grow your leads / sales.

That would be my first suggestion.

Bonus:

Even if you’re team uses a CRM, also use your own. Save ever lead / every number / every email.

If you ever leave, you’ll have a book of business that’s yours. It will also help you stay organized with your leads.

The big ticket items you are almost always aware off, such as house payment, car payment etc, but where most people struggle with is the small spending.

That’s what is eating away at their savings.

A $4 cup of coffee, $15 lunch, extra snacks at gas station, things like that in general.

It’s like a small leak, that often goes unnoticed that’s really causing a lot of damage, and then all of a sudden it’s a big leak, that you’ll instantly notice!
