Hey Jeff,

Welcome to BiggerPockets. Great to meet you.

Are you looking for single family homes? Or multi units?

Indiana ( northwest) has been doing great rent wise and from what i hear, much more landlord friendly than Illinois:

Any questions would be happy to help. I had properties i own through our lake county and porter county. Some single units and some multi units.

Hey @Martin Kim

I have other investors that own in that area and told me some positive feedback about it.

I’m a realtor in northwest Indiana and our market here is very strong as well.

If i could help with anything in our area, don’t hesitate to reach out.

I have a scenario for you.

Lets say you own a few units. They are cash flowing and making around 3k a month profit.

You have lets say for easy numbers $50,000 cash on hand.

Total debt you have is about 300K and total Assets you have is about 800K

What would be your next move and why?

Im putting together a course for my agents, whom many are beginners in investing and some own a few units.

Would love to get some feedback and hear some answers on what you would do and why?

Northwest Indiana has a lot of advantages.

Close to chicago, without the chicago price tag, chicago taxes, and many people commute to Illinois.

It’s also much more landlord friendly
then Illinois

Hi, Local real estate broker. My suggestions as your first one, get one where you can be more hands on with. It will allow you to learn more along the way. Whatever you can afford is the best approach, so start from there. Then ask is this a long term hold, or a hold to learn and sell after college? What are the numbers for example if you live in it while in college and rent it out? Vs just buying it and renting it out. My guess renting it by room will net you a higher amount.
