Hello! I am considering co-purchasing a home with my mother and want to know if the current inheritance property tax law that was voted in this year in California (saying if you inherit property, you inherit the property at current market values and pay property taxes based upon that value) would apply in this situation? IE, if my mother passes, would I be considered to "inherit" the property and therefore would I need to pay the higher property tax? Anyone out there have any idea?

Hi!! Green investor here and wondering what you more experienced investors/flippers/builders/etc. are seeing right now for new builds and remodels as a rough $$ per square foot in the Tracy, CA area? This is in between the East Bay Area of California and Manteca (in San Joaquin County).

Separately, and more importantly, what can be a rough cost to abandon a well and septic system and tie into city services (I've confirmed that there is a 12" city sewer and a 12" water line running along the street in front of the property with the city). Water meter is in the driveway, septic is in the back of the house.

Would be very grateful for any information.

Interesting @antov ivanov. Thanks for sharing. Wondering if this same type of strategy would work for single family homes as well. Also - do you think you would have done this if you were not looking for your own personal portfolio (asking as an aspiring wholesaler here)?

Hi! I am doing my research on starting a wholesaling business. I'm located in the SF Bay Area and am curious if anyone out there in the BP ether would be willing to share stats on how much they spend on their marketing per deal? 

The goal would be to have two deals done next year, and idea is to handwrite letters and mail them to a driving for dollars list I've generated over the years (~200 leads on this list). I'm also willing to handwrite to other lists (tax delinquent, high equity, probate, eviction, etc).

Hello! I am attempting...and not succeeding...in finding out how many liens and in what amount are on a property I am interested in at an online auction. I asked the lender (which I understand is the owner) and they direct me to the lawyer, I ask the lawyer and they direct me to the lender. I did get this piece of information from the lender though, and am wondering if anyone knows what it means:

"The subject is in the process of being conveyed to the insurer of the mortgage loan which is Department of Housing Urban Development (HUD)."
