@David Dachtera Thanks David. Good point. Is there risk here of being a real estate agent when you do this, though? I don't have my license or plan to get one.

For the entire post: It seems like the vote is for buyers so I think that's what I'll focus on. This was very helpful! Yay BP!

Hello there! I'm a new real estate investor and wholesaler starting out in the SF Bay Area market. I'm building my driving for dollars list weekly and also building my business plan. I'm new to Bigger Pockets and this seems like a great community and place to start. I plan to begin mailings in the coming weeks. @Alexander Zurn Thanks for the tip. That's exactly what I was thinking! But then I go back and forth, what if I don't find a deal and I have all these buyer's lined up?

I'm starting out in wholesaling and I'm finding myself in this pickle of.... do I go and find a seller first or build my buyer's list first? Or do both at the same time?! Any advice? Thank you for reading. 

Also, don't know if this changes anything, but I'm in the SF Bay Area.

Hi there,

I am a wannabe wholesaler and wondering what folks recommend having on a business card to BUYERS of deals (not sellers). 

I know to sellers I will market that "I buy houses, cash, any condition, fast, etc." But what do wholesalers market to the buyers of these deals?
