We want to avoid going to a CPA, so thank you to any BP'ers in advance that can shed light on this topic. Maybe this is something you've gone through before?! We are new to this.

So, my moms is gifting me a down payment for a home here in SF Bay Area, California. It will be my first home and my primary residence and we are wondering what the different options are that are out there as far as setting this up, and the tax implications.


Obviously, the more money in our pockets, the better. I'd be grateful for any guidance or advice.

@Laura Blair How common is it for a municipality to allow for a shipping container home or tiny home? Are there aesthetics they are usually concerned about/does it need to match the home? @200K I don't think an ADU is worth it, but at $50k...I think it is.

@Jay Hinrichs The more important question is, what can your tenant tell us about what goes on at Area 51.

Hello! I hope everyone is staying safe out there during these unprecedented times.

I wanted to ask the community, a rough ball park figure on what it would cost to build an ADU of let's say 500 sq. ft. with one bathroom, kitchen and bedroom, for a structure that is ALREADY existing and what it would cost to build from the ground up.

I'd be grateful for any input.

Hi! Anyone out there in the ether know a real estate agent that specializes in land for tiny homes in Northern California? 

What's investing in far Northern California like? Any thoughts on areas like Weed, Eureka, Redding, and in between/on the way?! What's your experience been?

Hi! I am interested in entering the Florida market as an out of state investor (from California). I've been reading lots of good things about the State and curious to hear other BP members' experiences and thoughts on what particular markets to look into. Hello!

I work to build homes for individuals with intellectual and developmental disabilities. One of the challenges my team faces is the constant damage our homes are experiencing. These can range from (and can happen as often as every week):


1. Holes being punched into the walls

2. Broken windows 

3. Doors being pulled off of hinges


Does any builders out there have suggestions on durability features that can be installed for issues like this? Any R&D that's happening out there in the building world that you know of? Would be grateful for any input or suggestions.
