Thank you for your service @Audric Ma VA loans are a wonderful way to get started but you might have to have the two years of W2 under your belt. I would talk to local credit units with military specialists to see if they have anything customizable for where you're at in the process. Local conversations are always better to get started...then once you find a location you're wanting to purchase in you have a really good baseline for what's out there. Best of luck!

When you're first starting out a house hack is a great way to get started. There are low downpayment programs and a lot of first time buyer grants. Some don't need two years of income if you're right out of college which can be a big help.

Welcome Back! The conversation process in some areas is expensive and the timeline can be pretty lengthy while you're waiting for the process to be approved. That's interesting. Typically, these things are set in place prior to close. I'm sorry you're having issues finding someone. The payout on these loans buts contracts at a tricky place having to absorb some of the initial costs while waiting for the drawls to occur. Which is why lenders have their own recommendations for people they know will work with the system.

To add what has been mentioned, I would connect with local recovery centers. And see if they can connect you to people in the area that are also running sober living homes. Those connections will help you work around some of the local restrictions.

60 days after close. You are required to live in the property 1 year after close- per most owner occupied lending.

 From agent side def agree with lease structure when it comes to selling. I wouldn't recommend that my sellers still have rent by the room lease options in place. Also pretty certain you have to have the proper licensing in most area to do this kind of lease structure legally...


Definitely less structure. And harder to work through those details with traditional lenders.

Raleigh is beautiful. I agree. It's has easy access to a lot of wonderful places without the traffic of let's say- LA.
