I have several clients who flip and a diverse portfolio of buildings. They are licensed because they want MLS access but still use our team for our insight into the market and to list their properties. It's easier to avoid any conflicts of interest if you use an agent on something you've flipped. Yes, there are fees and every brokerage is different. You have to join a brokerage to be a realtor and have the MLS access.

For your first 1-2 properties it might not make sense to go to a Tax Strategist. After that time it might make sense. It really depends on what types of rentals you hope to keep, if you're house hacking and flipping, etc. Different strategies might make it more complicated for a basic CPA. But if it's as straight forward as it sounds than I don't think so.

You can post on here in the classifieds section or in the Find Deals tab. Attending meetups is helpful but it really depends on how quickly you're looking to find people verses cultivating long term relationships.

In addition to what is said on here with the 60 day move in clause, I can add what I did. On my renovation, I got one area of the place to a livable condition. It wasn't ideal. I called it a Dust Place. I lived in the front half while my subcrews where finishing up other areas. I had everything lined up so that the day after I closed the crews could get started. I didn't waste anytime. I held a lot of my stuff in storage or in a back closet that didn't need renovating. I got it done but it was tough.

If you can't find anyone on here or at meetups, connect with some investor friendly agents in the area or larger area. They can tell you want the market is like and where it's trending.

@Daniel Baker It sucks CAR has been cracking down on this. Just don't want to see anyone get in trouble. While I understand the need to protect our services as realtors, rentals are small potatoes.

FHA loans are for owner occupants. LLCs are essentially company entities. Which makes this a conflict of interest for this type of lending. Although some people eventually put their house hack into an LLC or trust. There are a lot of tax benefits not to do that or to wait until you're done with owner occupying all together. Talk to an attorney and accountant when you're at that fork in the road.
