Hi Justin, 

Congrats on getting this done. Did you have to put down 5% on your FHA loan to pass self sufficiency test? Was that also why the lender was the greatest challenge?

Hi Kyle, I'm sorry you're having issues procuring a tenant. It's such a strong seller's market in every inventory range it might be a great time sell....says the realtor! 
We have worked with many clients over the years that found themselves in the same predicament. Keeping both listings up is definitely an option and one we see a lot of owners take. It is not always a sellers market and renting is sometimes the best path. I've also talked many "sellers" into waiting to list until the market time aligns with when buyers are looking. This happens often in Fall and Winter. What the home offers tenants and prospective buyers will be critical in answering which path and timeline makes the most sense for you and your strategy.  I've just sent you a DM if you'd like to chat more!

Hi Mario- Is this a non-conforming unit or illegal unit? These words have different meanings and you're using them in your question as if they mean the same thing. Many people use these words interchangeable. Even though they do not have the same definition. Has the city issued the owner a citation that the unit needs to be decommissioned? That would make the unit illegal and they cannot rent it out. Does it have building code violations on it?
