I think you'd want look for Pre-foreclosures.
I'm new to investing but I'm starting to work on marketing to pre-foreclosures with and without equity. The association I'm in has a program we use that has these properties already listed there but in the South Florida area.
But for you.....
I read in the book Wholesaling Bible, "To get a pre-foreclosure list you have two options: (1) you can put the list together by going down to your local county government office and searching for and finding the recent lis pendens or notice of default findings; or (2) you can buy the list from a pre-foreclosure list provider/broker."
I believe you can also find the public records online. Try googling "[your county] notice of default or lis pendens" online.
Maybe Flipcomp? - This is like Zillow and Redfin where you can find properties but supposedly FlipComp has properties that aren't listed on the MLS.
Realtytrac.com has more information on foreclosures; types and timelines, specific to states and all.

I'm new too.
I'm not sure if my opinion is valid LOL but I think getting a real estate license would be nice. Although not a necessity, I think it will be a bit of an advantage.
You'll have access to MLS to be able to look for deals, keep the commission, list your own deals, referrals commission, document database, you'd have the online tools to submit offers, its a good networking opportunity because you'll be further involved in the real estate community and you'd get more of an educational opportunity because you have to study in order to pass the state exam.
The realtor is involved throughout the process.
I'm new so I mean.. what the heck do I know? LOL but I think wholesaling first then getting the license wouldn't be a bad idea.
