I was wondering if you are still investing, since this post is from 8 years ago.

I'm new to investing and I'm in the Miami-Dade market as well. I have a list of Pre-Foreclosures that I'm getting into marketing to right now.

Hi Daniel! :) 

I, too, am a "newbie".  I started off by clearly defining my goals. I'm reading as much as possible to  map out what systems I need so that I can begin taking massive action. 

I finished up "The One Thing" (Mindset & Organization book). I'm currently reading "The E-Myth" and "The ABCs Of Real Estate Investing" (I highly recommend this one)

BUT I believe the fastest way to learn something is by surrounding yourself with others who already doing it!

You can network with people by going to REIA events/meet ups. You can even try "meetup.com" or maybe someone on here will post a meet up going on in your area! Check it out.

I find that it's great to connect with people on here or Linked In and Facebook! 

I  joined my local investors association and now I have a mentor! SO EXCITED :)

My niche for starting off is wholesaling so that I may raise capitol. 

I began "driving for dollars" (something you can do to bring value to investors) and I'm starting to do my direct mail campaign.  (I can give you tips on this)

One thing you can begin to work on is "building your team," I haven't done this yet but the advice I got from my book (lol) is.... 

You need a team with a real estate agent, attorney, contractors and lenders! In your networking process focus on your "introduction with them, desired goal, value and following up/staying connected."

@Mark Pedroza Thank you so much! I just read a discussion that said wholesaling is not recommended for people starting off in REI? Do you agree with that? If this isn't the way to get started... What is?

And by talking to the neighbors it also gets the word around and possibly opens door for other deals...

Hi Bigger Pocket family  :) I'm a wholesaler, new to investing!

I made a list of Probates, Pre Foreclosures with Equity, Pre Foreclosure without Equity and Non Owner Occupied, in Miami.

I went "driving for dollars" for vacant homes and now I'm ready to start marketing and reaching out to them.

Altogether I have a list of 1,011 "leads." 

I want to send yellow letters, printed mail and postcards(for Non owner occupied), then do some door knocking and cold calling.

BUT I have a few questions before I start this process..... I was hoping to get some tips/ideas/critiques.

  1. When I went to the houses that were "Non Owner Occupied" there were a few houses that had people living in them! I was confused but when I looked at the "Owner's address" they had separate addresses such as California, Georgia, The Keys.. Does this mean they are renting the houses to another person? Or possibly have multiple houses? Or a huge family? LOL (jk about the last question)
  2. Is taking a picture of these "Non Owner Occupied" homes and sending them a postcard of it a good idea? 
  3. I found some properties that said "HUD OWNED - MAKE OFFER," a mobile home "For Sale By Owner," empty piece of land between two beautiful houses. Do any of these have value? Or what can I do with this information? Should I look into it more?
  4. I also found a bunch of vacant properties. They had the obvious appearance of abandonment and need for repairs! I searched them up in the system we use to look up properties a few of them had no addresses (to mail to) but "Owner's phone numbers." Can I just call them? Is that creepy? What is the way to go about doing this? or who do I reach out to about the vacant properties I found while driving?

Hi Daniel ! I also live in Miami and travel for work.

I recently got into investing as well!!! I'm starting off by wholesaling.

We can help each other learn the process!

I made a list of leads, I made it for 3 different zip codes in Miami as these are the areas I want to farm in.

I'm working on list for Miami Gardens, Miami lakes, North Miami, N Miami Beach, Miami Shores, El Portal. 

The areas have a lot of potential, I've checked schools nearby, crime rates.. etc.  

I want to start with Miami, then Broward and the Keys!

The list I made includes pre foreclosures with and without Equity, probates and non owner occupied.

Maybe we can work together to market to the homeowners!

I have scripts, templates and stuff ready to go to send out (thats the process I'm working on now), ideas through social media (Instagram and Facebook, even Snapchat).  Let me know what you think :)
