New Member Kissimmee Florida
Hi All,
I am a realtor & relatively new investor in Kissimmee Florida, with 1 rental which had to have a full rehab & 1 flip that was bought at an auction.
I am lucky that my tenant looks after the home and in fact would like to buy it which I am open to when he has his finances in place. My current ROI is 7%, not great but not bad for first time plus I will make $30k when it sells.
I absolutely loved doing the flip I hired competent reasonably priced contractors and made $20k on a condo that wasn't in a bad area but not great either.
I am eagerly looking for my next deal.
I have no doubt I will learn a lot from the BP community too.

Congrats on your two deals. Buy and holds will give you financial freedom. 7% is not bad. If you purchased it under market that is more profit in the long run. When you are ready to sell you can 1031 and defer all taxes. Florida is THE PLACE to put money. No income tax. Sunshine. Boomers coming by the thousands. Everything looks good for investors and we have good laws for landlords per chapter 83! Be sure and find your local REIA.
