Miami List of Leads Made, But I Have a lot of Questions!

Hi Bigger Pocket family  :) I'm a wholesaler, new to investing!

I made a list of Probates, Pre Foreclosures with Equity, Pre Foreclosure without Equity and Non Owner Occupied, in Miami.

I went "driving for dollars" for vacant homes and now I'm ready to start marketing and reaching out to them.

Altogether I have a list of 1,011 "leads." 

I want to send yellow letters, printed mail and postcards(for Non owner occupied), then do some door knocking and cold calling.

BUT I have a few questions before I start this process..... I was hoping to get some tips/ideas/critiques.

  1. When I went to the houses that were "Non Owner Occupied" there were a few houses that had people living in them! I was confused but when I looked at the "Owner's address" they had separate addresses such as California, Georgia, The Keys.. Does this mean they are renting the houses to another person? Or possibly have multiple houses? Or a huge family? LOL (jk about the last question)
  2. Is taking a picture of these "Non Owner Occupied" homes and sending them a postcard of it a good idea? 
  3. I found some properties that said "HUD OWNED - MAKE OFFER," a mobile home "For Sale By Owner," empty piece of land between two beautiful houses. Do any of these have value? Or what can I do with this information? Should I look into it more?
  4. I also found a bunch of vacant properties. They had the obvious appearance of abandonment and need for repairs! I searched them up in the system we use to look up properties a few of them had no addresses (to mail to) but "Owner's phone numbers." Can I just call them? Is that creepy? What is the way to go about doing this? or who do I reach out to about the vacant properties I found while driving?

1) Yes, those people are more than likely renters. Miami has a lot of rental properties.

2) Send the post cards. Don't know if you need to take a picture but it wouldn't hurt. I know someone in my market that puts the google maps image on every postcard they send.

3) They have value. You need to do research to find out what value. Zillow, Redfin, and a local MLS are all good ways to research. Zillow has a recently sold fearture you can use. You can also look on the MLS to see what currently is for sale in the area to come up with an estimate. An agent would be able to get you even more info but don't flood them with requests.

4) Call any time you can get a phone number. Just tell them you are interested in buying their home located at XXXX. That isn't weird at all. They can choose to hang up or to talk with you.

Don't let fear stop you. If you have your list, someone else has the same or very similar list too. That means your data is already old. You need to move fast when you get a list because the home owners are going to be getting bombarded with mail and you want yours to be early and to stand out.  You may need to come up with a plan to send the message again to homes that have not replied about 2 or 4 weeks later and then keep that up until you have hit the home 6 times and then drop it off. That is what I do.

Don't get analysis paralysis. Make your move.
