@Nathan Gesner That’s pretty much what I was thinking as well; I guess I was hoping that I would hear something different just because it would be easier for me to start investing. I guess I’ll have to work hard and do it the right way. :)

@Jeff Ronningen I didn’t think about comparing the insurance and closing costs. Thank you. 

@Tom Shallcross There's a lot of great information in your post. I didn't know you could roll the closing costs into an FHA. I definitely don't have much in reserves so you've confirmed what I was thinking. I appreciate your help.

@Nathan Gesner and @Joe Villeneuve , I've just edited my post. I forgot to include that I plan on buying a multi-family for the purpose of house hacking. So it will be both my residence and an investment. Thank you for your responses, they've given me a lot to think about.

Hello everyone! I hope y'all are enjoying your day. I would like some advice. I am able to get a VA loan and buy a house with no money down. I was originally thinking about using an FHA loan so as only put 4% down, but now I'm wondering if I should go that route. If I do I have to wait for a while in order to save up money for the down payment as well as any rehab money and closing costs. I would be purchasing a multi-family so that I could house hack.

What would the pros and cons be to using my VA loan and not putting any money down? I would think that it wouldn't be a good thing to be 100% leveraged, but it would definitely get me started on my REI journey sooner. Please let me know what you think.

Congratulations @Karen Kwak I haven't gotten there myself yet and I'm excited to be where you are sometime soon. What kind of property is it? Flip? Buy and hold?

@Account Closed I’m brand new to this and am just educating myself now. This is my first analysis of a property and I just used one that I found online so that I could learn how to do it right. That’s why I’m asking for help with the numbers. Im not going to get a realtor until I’m close to having the money to buy, which is quite some time away yet.

@Account Closed I’m not sure what the cross streets are. The address is 2109 Colter 85015. 

How do you find out what class neighborhood a property is in, and is there a website I can go to that would explain each classification?

@Michael Patras Yes, I’ll be occupying a unit. I completely forgot to factor that in. I’ve already analyzede a handful of properties and it didn’t occur to me once. This is why I need extra eyes. Thank you!
