@Mark Frattini Please don’t be breed restrictive. There are no “aggressive” dogs as you say. Chihuahuas are one of the most aggressive breeds out there and I’m sure you weren’t talking about them. I’m currently renting and have 2 cats. I paid $250 for my deposit and $25 in pet rent per month. This was in Prescott AZ and it’s pretty much the same here in Phoenix AZ.

I know that there have to be inspections in order for me to be able to buy a house using an FHA or VA loan, but I’m wondering how this would affect being able to get a good deal. I know that the more reno that needs to be done, the better the deal, but 1. I don’t want to have to do too much on my first deal (multi family house hack), and 2. How much Reno would the underwriting in those loans allow me to have? Is there somewhere where I can find the specifics? Thank you for your help.

@Frank Jiang I don’t have a property in mind yet, but I understand the point. I think I’ll just keep on my path, saving money for a down payment, to put myself in a safer position. Thanks for your advice.
