@Ramon Flores Thanks for the response. I guess you've confirmed what I thought- I need to be really serious and ready to purchase a property before I can get into the MLS email list. I'm not close enough to have an agent yet, so I guess I'll just use realtor.com to practice analyzing for now. Thank you.

Happy Wednesday everyone!

I hear all the time that you should find an agent and have them set you up for automatic emails from the MLS so you can practice analyzing. I'm wondering if this forces a relationship with that agent. Like, are you making a promise to them to use them when you're ready to by your property?

I have a friend who’s an agent who may be willing to set me up with emails, but I know that I won’t be using her as my agent because she has no experience as an agent for investments and many things she’s said about the market and what I should buy indicate that she wouldn’t be a good fit for me. Therefore, I don’t want her to feel like I am planning on doing this together so I haven’t asked her to hook me up with emails. Same goes for acquaintances I have. I don’t want to be making any unspoken promises. 

How do y’all feel about asking an agent to do this for you? Agents out there, do you have any thoughts? I’d like to get the automatic emails but don’t want to upset anyone either.

Hello everyone! I hope you’re enjoying your day. I just turned pro and have been using the calculators to evaluate multifamily house hacks. I plan on buying this time next year, but I need to learn a lot more about the details. I’ve listened to a lot of podcasts and webinars so I understand the bigger picture. 

What I need to learn about is how to determine closing costs and how much to really put aside for vacancy/repairs/capex.  

I know nothing about mortgages and I’d like to find a place where I can learn the terms and all the little operating parts of getting financing and the actual purchase of the house/closing. 

Is there a good place I can go to find this information?

@Kevin S. Thank you for the feedback. I couldn’t find a good place for info on some of those things. I’m. It even sure how closing costs are calculated- I thought it was pretty much always the same. I’ll educate myself a little more on those things.

@Kyle McKnett Is the 203k loan completely separate from the FHA so that I would need an FHA AND a 203k, or does the 203k cover both the mortgage and the reno?

 If that’s how it is, then I would just stick with no pets at all and let them move on.
