Hello everyone, hope you’re doing well. I’m going insane with boredom.

I had just saved up enough for a down payment in my first rental and started seriously looking (long distance) when they shut down restaurants. I received unemployment for a while until my employer got the PPP money. I’ll be getting paid for 4 more weeks yet and since the restaurant (most of them here in AZ) isn’t opening until September I’ll have to go back on unemployment or find a temporary job (making considerably less money) until then. 
Obviously, I can’t get financing any more even though I’m technically employed. When I am employed again and go to get financing how will this affect my ability to be approved? I’m hoping they’ll take COVID related unemployment into consideration but I’m worried about. I have a great credit score and reserves. What else should I be considering in order to get funding?
 I appreciate your help, thank you.

@Joseph M'Mwirichia I went back to the old calculator. I tried the new one because it says it was live. Guess it wasn’t 🤷‍♀️.

I went through the whole calculator (rental property) and it won’t let me finish the analysis. I also can’t break down the income into separate units like with the old calculators.
Is anyone else having this problem? I’m using my iPhone if that matters.

@Dylan Stencil Thank you for the heads up. I have a lot of family there that can help me with inspections and any rehab/ maintenance.

I’m making a list of agents that I’ll be sending an email to explaining what I’m looking for and the handholding I’ll need so that I can see who’s down to help me out. It’s my first property (ever), it’s a duplex, and it’s long distance. 
I’m essentially doing what David Greene says to do in his book. 
If you know someone in the area I can trust, please let me know.

@Howard Herrington

I tried a few addresses that I know (it’s my home town) and it keeps showing me that it’s searching and that the search is completed, but nothing shows in the page. 
I’m using my phone so maybe I’ll have to try a laptop, though I don’t have one so it would be very inconvenient. 
I wish there was another website to use.

I’m looking to buy property in marathon county Wisconsin. I can’t find a website for the assessors office where I can put in the address and get the tax info. 
I live in AZ and have no problem with their assessors website. When I google it I keep getting directed to the treasury website.

Am I messed up or is it their website?

Are there other (free) websites to use for this purpose?

@Charlie MacPherson I 100% agree with you about my friend. She's actually my boss as well. I don't need the extra time the MLS give right now, I'm just practicing my analysis skills, so it seems that it's too early to find an agent to work with and get in the MLS emails yet. I'll just keep using the portals. Thanks for your advice and have a great week.
