Hey everyone,

I'm a RE investor buying SFH so far and I'm ready to buy my first multi family property, up to 10-12 units, depending on the market.

I’m trying to find out which markets can offer me multi family with a cap rate of 10% and more? Is that even exist in today’s market?

Tell me, where do you invest to get these numbers?

First, we had limited options to areas when we have some connection, we thought long distance investing have to hold some control from local party (family member, a friend).

From the few areas we had, we searched for places that can fit our financial abilities, we can find houses in “good” price (lower than 100K) that we and other expertise believe hasn’t reach their highest price yet.

We are also investing in Detroit.
