This is just my opinion and it is very situational. There is a lot of factors mostly related to your relationship now and in the future with this person.

Did he find and bring you the deal? Was it his expertise, time, and effort, that created an opportunity for you to make money? Will he bring you more great deals if this ones goes well? Are you going to be completely passive or putting time in also?
