Nothing wrong with it if the numbers work and it fits your criteria. Two suggestions that may help.

Double check that you have your strata/hoa fees calculated in your numbers.

Also be sure to do due diligence on the actual building itself. Have they done any major repairs recently? Do they have any planned? You don't want any surpises in the future.

If the building checks out and the numbers work then write it up.

The answer is yes and no. Which is why I ask you that question.

You need to either bring something to the table.. expertise, capital, etc or have a strong existing relationship with an investor you want to work with.

Successful investors are busy. Your asking them for the most valuable thing they have. Something they can never get back. Time.

You need to bring some value. So it comes back to why.

Now, if your still building knowledge then you have access to hundreds of exceptionally talented people right here on bp. Learn and ask questions. Your local REIA group is usually a decent thing to look at also.

Anyway, just one investors opinion. Hope it helps.

Just talk to both. There's no special order.

You could get pre approved first if you think it might give you a confidence boost or if your concerned about it.

Just get the convos going asap it hurts absolutely nothing.

What are you looking to purchase?

Prices will soften up a bit in dec/Jan. Kelowna is cyclical with seasons.

Supply is limited for sure. 800 sales in September vs 400 last September. 774 in October vs 429 last year.
