What many people don't understand is the person who is buying coffee regularly is the same person who regularly shops at high priced convenience stores, orders uber eats instead of picking up their food, purchases useless high end items ($200 shoes, etc.) on a regular basis even if their card gets declined once a week.

So no a coffee won't make you go broke or become rich, but pay attention to the person who buys it regularly, if that person isn't well off/able to keep a high income, they will be poor for life regardless of how much they make because they will always spend more than they can afford.

@Samuel S. Sounds like an excuse to not confront people on your own property. I guarantee you they wouldn't be back if they were arrested twice or just once but you will never know since your plan is to do nothing.

Do you mark up repairs? 

You have a simple fee structure, keep it that way. Increase monthly by 1-2%. Other PMs will tell you to add/increase fee for filling a vacancy but educated consumers wont like that. They don't want to feed incentive for creating a vacancy and filling it.

It depends if you think your consumers are educated or not. My doors always have little/no fees for filling a vacancy. I'd rather pay more in monthly % but also I have more experience than your average investor.

Another thing I've noticed is don't take advice from the cleveland PMs they can charge whatever they want since theyre getting paid by out of state investors who usually aren't too savvy/don't have the best PM options so their market favors PMs more than the consumer.  No offence to cleveland PMs every market is different.

Call the police and have them trespassed real simple solution if they're on your property. Why are you going around the problem instead of dealing with it

@Jamie Hailey See how much it would cost to just add a window to the room. Look for deals on craigslist or special order returns of large windows at home depot and throw the biggest size you find in there. Installation will cost about the same whether it's a small or large window.

@Diane G. What state/climate is your property in? If it's a colder climate needs to be indoors/underground if you run a new line. 

It isn't 50 feet deep its 50 feet towards the street. Before you run a new kitchen sewer line to your main, you need to scope your main to make sure it is in good condition and doesn't need replacement soon either so if it does you can do it all at once unless you plan to fix just this and sell

@Pat L. Would you say it cushioned noise better than regular thick padding? 

I am considering throwing the rubber pad over hardwood (2nd level) and carpeting it. I think it would make it easier if I decided to throw a sheet of OSB on top of the rubber pad in the future and then another layer of padding and carpet to reduce any noise headed downstairs. 

@Jim K. Do you have any experience with this?

You're welcome, I should mention that those upgrades will save you an easy 20% or more on your water bill but better yet, you save a lot of HOT water which costs much more than just water.

I don't know much about ABCD etc. but I know age should not determine anything or else every downtown would be rated as a D or F. 

You'd probably need to rate the condition of the homes in the area with ABCD since these older homes will be remodeled very nicely every 10 years or less in an A neighborhood. I've seen this personally where A neighborhoods get 50-100k updates every 10 years or so with no reason other than people being bored with what they have. Age is no factor.

Everything you mentioned that you need to do is cheap, and you will need to do something similar anyways during a rehab. For example instead of regular drywall you'll pay an extra few dollars per sheet for fire rated drywall, and only on certain walls. No big deal.

The only expensive item you have is the sprinkler system, and you can go through the appeals process with your local building department to try to waive that requirement. You may have to do something else to appease them such as more fire rated walls, maybe fire rated doors, etc.
