ONLY other items are a car AND 18k in credit card debt?? That is A LOT of debt and you need to change your attitude on debt before moving forward.

Also it doesn't matter how much you pay for the condo, it matters how much you are responsible for, if you are on the mortgage for 1k a month you can't tell the bank "oh my girlfriend pays for half" they will look at the entire 1k as a part of your DTI. You both might be on both mortgages but it is something to consider.

@Sherilyn Smith A short answer to your question, no, an usable shower and an "unsafe" deck are not reasons that will void rent payments. Get the judgement and go after him.

It takes on average 7 years to break even on a refinance. Unless your current rate is very high it doesn't make sense or unless you need the cash out.

Why is everyone offended because they grew up with 3 people sharing a bathroom? Grow up people if she wants 2 people per bathroom that's her choice go wait in line for your bathroom and get off BP!

Over 90% of jurisdictions in america you will not need an architect for a simple home remodel to add a bathroom. So I can make a blanket statement if I want. Please show me where I need to hire an architect to add a bathroom to my single family personal residence.

You are right about making your life easier though, anyone I pay triple what I usually would pay better make my life much easier.

I'm not an agent so I don't know exactly what "involved" would entail but I am assuming you own a brokerage to be involved in that many transactions? 

That's more transactions than business days per calendar year. Impressive depending on the size of your brokerage.

LOL "They used a white wire instead of a yellow wire". 

The white wire is rated for 15 amps and the yellow wire is rated for 20. Most old homes used the white wire for everything but now yellow is required for the whole kitchen. But the white would work JUST fine. If you had a 20 amp breaker on the white wire he would just need to swap it for a 15 to make it match the wire. 

The guy sounds like he has a lot of BS. I don't see how you need to replace your entire panel at all from your post either.

@Maria Teo Unless it is leaking in front of the inspector I don't see how on earth they could make you re-pipe the whole place. Galvanized pipe leaks at its joints first, but a larger problem is the pipes clogging with rust. If you didn't have the clogging issue you replaced early, if you did then it's good you replaced them anyways.

An architect can only save you money on larger scale projects where IF they have the right expertise they can make cost saving design changes. 99% of the time they will not save you any money on your home remodel once you include their fee.

Existing plumbing is grandfathered in I don't see how you would need to replace all of it to bring it up to code, you are probably mistaken.
