@Parker Eberhard In your municipality you may be required to consult with a structural engineer. In my municipality and many others you do not have to. You would however be required to submit plans and show how you would support the wall. 

I am guessing Washington must be a union state .

You don't need a structural engineer any decent GC will be able to tell you what you need to do/how to support the existing load once the walls have been stripped to the studs. Im surprised how many people here are recommending a structural engineer for something this simple.

@Jerry Akop if you can't fix it don't sweat it just increase the washer price to include the cost of drying.

The glacier bay elongated low flow toilets at home depot are hands down the best. Consumer reports even has a report about how they're better than all the $300+ toilets. I have them on several units and no issues. Best toilets I've purchased. 

Don't forget to change all your faucet aerators and shower heads to low flow it makes a huge difference as well as far as water usage and saving HOT water. They're cheap to purchase/install too.

@Sai T. In many places it does need to be GFCI protected. As @Jim K. stated you can get a breaker for $45 but if you will be plugging it in like you can with many dishwashers you can get a $15 GFCI outlet instead if that makes a difference for you.

If you look up how GFCI outlets work they can be made to protect everything on the same circuit as well. 

Hint: Don't locate your outlet behind the dishwasher, put it under the sink. (or anywhere else that can be easily accessed adjacent to the dishwasher)

@Nadir M. I will give you some very honest advice. Your PM is either amazing or he is a huge liar. 90% chance a liar though. A PM will never eat $140 on a plumbers upcharge to keep you happy unless you have several doors with them. Rather they will apologize and tell you it won't happen again and they're switching companies etc etc. 

You already said your PM has charged you ridiculous amounts for other repairs, this is just another one where he got caught and now has reduced the charge to the original price the plumber charged him which was around $150. This is common practice with shady PMs. 

Did he actually SEND you the invoice to show you what he was talking about? I highly doubt he did. Tell him you need the invoice from the plumbing company for tax/accounting purposes and see how long it takes to get to you.
