@Gayle Eisner They want to pay 3 months up front and can't afford the $35 fee? They are in a hurry yet haven't paid the $35 to get it done and sign the lease??

Anyone trying to pay upfront for months of rent is usually trying to fool the landlord to make them focus on the large payment vs the fact that they will NOT qualify for the rental. Even the most qualified tenants wouldn't pay upfront for a lease!

Also trying to rush the landlord is another tactic. They are trying both on you.

With multi units the wall separating the units is usually fire rated and typically you would not be allowed to remove/disrupt that rating. This is only a 4 plex so it's more residential than commercial multi so it might not be fire rated. 

On the other hand, you probably don't need a permit for removing a non load bearing wall. Find out if it is fire rated (just check if it is made from regular 1/2" drywall no double layers) and if it is load bearing.

I wouldn't get the city involved without good reason.

@Ryan Goldrick Area rug won't do much. Consider installing carpet with thick padding that will help a lot. I thought you already had carpet and padding installed so I suggested a heavier duty option.

@Ryan Goldrick What do you mean you purchased more carpet? Are you talking about mats or wall to wall carpet? If wall to wall what did you do add another layer on top of the old?

A good suggestion would be to install a new subfloor perhaps OSB on top of the old carpet/carpet pad. Then install carpet pad and carpet again over that. This would be a costly but more permanent solution. Whether you remove the carpet and leave just the padding over the subfloor depends on how high you can allow your floor to become and feasibility/strength of your new subfloor.

@Filipe Pereira Isn't 1.25 gpm too restrictive? Do you get many complaints? I usually see people recommend 1.75 gpm or maybe 1.5 gpm shower heads from niagara. What tenant class do you rent to that doesn't mind the low flow?

Glacier bay makes the best toilets at 1.2 gpf they're at home depot you can get them at a steep discount if you buy in bulk at the pro desk.

@Marisa Alvarez You don't need a lifetime warranty on windows. Think how often do you actually use a warranty and when does it actually cover what the problem is. Windows will last 20 years easy find a lower priced contractor. As long as it's installed properly you won't need a warranty.
