Dear fellow RE investors, 

I am planning to run direct marketing campaigns to drive more deal leads. And I need your support about what criteria I need to apply to my search to develop a mailing list for the following two targets. 

1.  w/ Equity: Owner residence and owner remote

2. underwater

Can you please share your criteria recipe for the mailing list? Below is how I am going to apply for my target search

1. w/Equity: Owner residence or owner remote

- Equity %: 75%+ 

- year of ownership: 15years +

- Mortgage age: 5 year+

- other criteria I need to consider?

@MIke, thank you very much for your great information. I will be as you guided. So if the city/town accessor's data matches with the existing description, I would not have any further legal issue. Am I correct?

Dear Fellow RE investors and experts, 

I would like to have your guidance here. I am looking for a property which has following information in its description. 

"Family room addition with half bath". 

I asked the listing agent if the seller followed the proper processes (drawing-permit-licensed GC-approved and so on) when he built this area. However, according to the agent, the owner purchased the property about 25 years ago, and the addition was already there even before the current owner purchased the property so that the agent would not know anything. 

Can any of you know how I can verify if everything is correctly done? Thank you very much.

So far for me, the best way of finding GC is visiting local home depot at 6 ~ 6:30 am. You can meet great contractors who don't even have time to answer here or do marketing for themselves due to their continuous project schedule. Again, they are really skillful and most of the time done right the first time, on time and on budget.
