Dear Fellow REIs, 

As a newbie in this industry, I have a question regarding wholesale property purchase. 

I know the there would be lots of hidden risks (e.g. lien, legal issue, etc) when you a wholesale property from a wholesaler. 

Can any of experienced fellow REIs kindly teach me what activities I need to do to avoid those risks?

Also, what is the best to way to do those due diligence process to be expedited?

Dear fellow REIs, 

I wish you had great Easter weekend.

In 2018, my REI goal is fix & flip individual units in multi-family buildings and generate net profit over $100K to learn and test about this industry. If it works, I will expand my business to single family and commercials in 2019. I am buying units all cash and can close the deal in 3 days. Also, I am focusing on the DuPage market so far because of my accessibility.

In that, I am looking for following recommendations from you.

1. Contractors

- I am looking for a reliable contractor who can estimate time and budget precisely, and make things done on time and on budget. Of course, the quality of the works is most important because it will be my brand equity. If you have any contractor who you have worked and had great results, please recommend the team to me. 

2. Title company

- I am also looking for a title company which can investigate and advise if the title of a property is clean as fast as possible such as no lien or something. If you have any great title company, please kindly recommend it to me.

Dear fellow REIs and RE attorneys, 

Hi, I have couple of questions regarding to starting my own Real Estate company. Can you please review and share your knowledge? I sincerely appreciate your help in advance. 

1. I am a licensed real estate broker in IL (Not a managing broker). Can I start my own real estate investment company (corporation) focusing fix & flip and commercial property buy and hold? I know I cannot start my own brokerage. Also I will use my managing broker when I buy and sell properties for my company. 

2. If I can start my own corporation, what other requirements I need to prepare to start a Real Estate Investment company? 

3. Do you have any recommendable attorney in Chicago area whom I can grow with?

Fellow RE investors,

Hi, I am Sang Han and a new REI in Chicago area. And I am sure that my number of questions would look so naive and stupid including below.

Can you please advise a list of things I need to check in legal when I purchase wholesale property? 

I can find information about "how to be a wholesaler" but cannot find information about "what are things to check or be careful when I buy a wholesale property".
