Hello BP! I hope everyone has had a great Thanksgiving weekend so far. But I am so curios to ask, if we update, or renovate a property, and the property is a class B or C, does that mean that it can be changed to a property B or A?  Is there more to that? I would greatly appreciate your answers. Have a great evening all!

Ask for quotes on refinishing. Get one or two companies to see the flooring and then decide what is better.

Hi Lei, I have opened up many walls on my properties and never seen anything like this before. I feel 90% sure that this is done by termites. I would recommend you to call an expert on this because they can tell you where the root is. There is a possibility that there could be more but that is like opening up a can full of worms. It's your call at the end of the end of the day. It won't hurt to call a company and they can go in and also give you an estimate maybe? I know you will find a solution. Best to you!

Hi Brooke, 

You can do the Brrrr on both properties, because that is what it is all about buying, fixing, and then refinance so you can repeat the process over again. If you do decide to buy and hold, I would suggest to fix the Duplex first because you have more cash flow coming in than the SFH. Then fix the SFH. But remember, don't go overboard when it comes down to renovate, I mean like construction materials and also don't buy expensive kitchen cabinets, because remember, you will have tenants living in the property. If you decide to flip instead, do the SFH first, then do the Duplex. How to find partners to invest? You are in the right place! Bigger Pockets! Wish you the best!
