Post: My first property (CA) closed, Seller says she's not leaving

I've heard stories like this before, but no money was involved. Instead the seller snapped waiting for the last day to leave and she didn't leave. So buyer's attorney told her that the seller will leave and that they would take the seller to court. And so they did, and the judge gave the seller 48 hours to leave and the seller left without calling the deputy to remove the seller from the house that she signed with her own hand. Case closed!

Hi Nathan, 

If York doesn't work for you, could you see other cities and check out how those colleges working out? I have a property in Hazleton, but i have a choice either to rent to college students or a family. Because of the covid, i pass by the college and I don't see any students  walking like before. Pennsylvania is huge, there at alot colleges, there must be something out there if you are really interested in learning more about college student dorming or however it is best. Good luck.

It is possible to house hack a 4 plex! I felt like that before buying the house ,like it was impossible. Get an Fha loan.

Hi Jennifer, this year my husband and I were able to acquire properties from 1 to 4 units. We bought a total of 4. Can't wait for next year to continue with the flow!

Sure, section 8 is a program where it helps families with low income to help pay the rent. Not sure what class property you are going to invest and in which city or town you will invest. But do your homework and Bigger Pockets is here to help!

Hi Autumn,

One thing that you want to make sure is that you try to get all tenants information, such as their applications and if there was any deposits from their current landlord. How do tenants pay rent, do they pay cash or have housing assistance such as Section 8. You want to make sure who you will be living with or if they will move out if rent is under market in that area and you want to increase the rent, then you will have an idea if the tenant will afford it to.
