 Hey Mary, I have to say that it isn't a bad idea, but came to find out the the last landlord had a deposit of 250.00, and the apartment is a 3 bedroom. When she called me the other day, she was complaining that pay 725.00 a month is too expensive. I used the rent tool that BP has to figure out what are the rent comps, and the unit is below rent market. So when i mention to her about writing a new lease, and she needs to give 3 deposits, then I don't think that she will afford it anyway. But i promise you that I will work something out with her if needed. thank you for the advise.

Wow, I didn't know that FHA loans would approve loans on run-down properties! Is the property habitable where you want to live in?

Sounds too good to be true. Does she have good credit? She doesn't make enough money to pay her bills, expenses, etc. Did you do a background, criminal and the whole nine yards check? I will give you an advise that has worked me....Wait to get the right candidate for your apartment, that is IF you can.  I don't know your financial situation or how long the apartment has been vacant for, but trust me, you don't want any headaches in the long run. Best to you!

I love it! Keep on coming! So I can do the letter, notarize it, have the tenant sign it (it doesn't matter what day, right?) and then wait for her to give me my keys and then give her back the rent at the date that we agree. Does this sound right?

hi Gabriel, there should be a few questions to ask yourself. One of them would be is if you know there will a lot of traffic, such as a lot of people living it the property. What about pets, will you accept pets? Will you put carpet? On my end, I have a SFH with 5 beds and 1 and 1/2 baths. I am really thinking about vinyl flooring, that would be waterproof but only in the kitchen because I know that there will be a big family to live in. I am still thinking if for the rest of the home, just polish the rest of the floors, because it be cheaper. Note: I would only do this because I have other units to fix. Good luck!

Thank you Cinque for this valuable information! I don't have any problems with my neighbors since we all get along. I am also very picky when it comes to my tenants making noise. I have restaurant as a neighbor and now they have the customers eating outside their parking lot. The owners of the restaurant know me well, and if i have any problems, I will be confident to talk with them. Have a great evening!

Hi Jason,

I honestly don't know much about the tiny house movement but i will tell you one thing, I purchased a SFH and there is like a small house on the back, looks to me a shed, but boy, if I tell you the trash that it has it isn't small. I decided that I will tear it down and put there instead a floating deck. I know it will add more value the home once I also paint the wooden walls as well.However, it is truly up to you.
