@Rob Lucey Nice property!  I like how you remodeled and decorated it.  Plus, it's close to the beach.  I can see why you're renting it so well!  What is the busy season out there? and what is the slow season?  Galveston seems like a good area to buy a vacation rental.  I'd love to have you on my vacation rental investor podcast if you're interested.  I'm trying to line up interviews with successful vacation rental owners in markets all over the world.  

@Jack Tucker - First off,  good job!! That is an amazing return! and I love the niche since that's my niche.  I find that you can double and triple the amount you can rent it for unfurnished if you find the right place in the right location.  It sounds like to me that you've found a place that 5x or 10x the rent right?  What are the average rental rates for that house unfurnished?  

What vacation rental listing sites are you using right now?  Make sure to keep getting reviews to build up the repeat business and collect emails so that you're not so dependent on the big listing sites.

@Rob Lucey - That's a great deal! Can I see the link to it on your vrbo or vacation rental listing site?  At what price could you get a similar property to this?  Do you self-manage this vacation rental?  Just curious as I'm always looking for other ares to invest in vacation rentals.

@Kahanu Noa - Buying vacation rental investments require a lot of down, usually at least 35% unless you buy as a 2nd home or primary residence.  I almost bought in Hawaii and they had a couple lenders that would finance the vacation rental investments.  In regards to deal analysis I would talk with the vacation rental managers, owners that have purchased in that area/building.

Hi,

I have a client that has about $2,000,000 cash to spend and is looking for a vacation rental investment in New Port Beach or Laguna Beach.  Any vacation rental managers or owners that can help with this?  They would need help with management too if you could help them find the right investment.  They'd like to know gross projected rents.

@Evan R. - Yes, I have vacation rental experience in San Diego.  I own 1 vacation rental in Mission Beach, San Diego and also manage 75 vacation rentals down here in Mission Beach, Pacific Beach, La Jolla, and Del Mar.

@Evan R. What price ranges were you looking at in those 3 areas?  What area are you leaning towards after all your research?  Do you have some good case studies of vacation rental investors in those 3 areas?  Always looking to find another vacation rental in another area.  Thanks!

I was very successful with my 1st vacation rental purchase in San Diego that I decided to go out and buy a 2nd vacation rental investment in Big Bear, CA.  I grossed over $125,000 in rents for my 1st vacation rental purchase and know that I would only be able to get about $60,000 in rents as an unfurnished property.  I'm getting ready to start a podcast on vacation rental investments throughout the world.  How well have you vacation rental investments done for you?  Rents for the year?  Cost to purchase in your area?

@Vala Shahabi - I'm getting about a 10% cap rate.   Yes, that was really exciting news about Mammoth buying Big Bear and Snow Summit after I purchased my Big Bear Cabin.  You own any vacation rentals?
