Hi,  I'm new to the forum and love it so far.  My real estate goals are to find more vacation rental properties in other areas that will cover all my expenses and yield a decent cash flow.  I've found 2 so far and would like to find more.  Hoping that I can learn from others in this forum!

George:  I can't find our prior post regarding Lake Havasu City, but here is some information on summer vacation rentals.  I can send you info. on snowbird winter rentals as well.  My partner, Chad is our vacation rental specialist so I've included a link of current properties that would be great for vacation rentals here.

For summer vacation rentals, you can expect to pay around $300k and up. A pool is a must and the more sleep count the better. The golf course area is popular for vacation rentals, and anything somewhat close to the island and boat ramps. Don't limit your search to homes with pools, but having a home with a pool is much better. A pool and spa can be added for around $35k.

If you are looking to get a loan on the property, lenders will require you to pay 20% down in order to allow you to rent the property.

Finding the right property for the right price in the right area you can expect to get $300 and up per night and expect the property to be vacant for up to 90 days per year.

Vacation rental companies usually charge about 35%. Vacation rental by owner, expect to pay about $1200 per year for advertising and fees.
