I started investigating to invest in Tulsa and other cities of this state. I am told and after reading bunch of documents, I feel this is true and being implemented.

Is there any Real estate lawyer on biggerpockets? I am a Canadian living in California for many years. I see the following rom the newly required affidavits that

I assume based on the following portions in the affidavit that Canadians and other treaty country citizens are allowed. It is because  Canada allows US citizens to own real estate in Canada.

1. " or any treaties their country has with the United States"

2. "but he or she shall have and enjoy in this state such rights as to personal property as are, or shall be accorded a citizen of the United States under the laws of the nation to which such alien belongs"

Quote from @John Kunick:

@Sandeep Dhall, hi, I've been a real estate investor in Tulsa for 10+ years.  Since I also don't like C kind of neighborhoods/tenants, I would avoid North Tulsa and/or anything to do with Section 8.  My focus continues to be Bixby, Broken Arrow and South Tulsa (Union Schools).  Avoid Tulsa public schools.  Focus on Bixby, Broken Arrow, Union and Jenks school districts as the people you want to attract tend to flow to those school districts.

 Thanks John

I am educating myself on Tusla to start investing there. I have been investing in Ohio. Since I have already suffered due to investing in C- kind of neighborhoods, I am trying to educate myself and avoid them in future.

@Justin Brin. As an investor and Property Manager in Tulsa Iw ll say I love it!.   I will also say that deals like you are showing are easy to find.   With a little work we can locate homes with an even better return.

Tracy, I am investigating Oklahoma (Tulsa) Market. I have been investing in Ohio and want to try another state. Is it possible to talk a few mins?

Quote from @Stephanie Walker:

I don't know anyone in the Houston area that focuses on MTR but if you find one you like, please come back and let me know! I own/run a MTR Property Management Firm in NC and SC but I'm always looking for out of state contacts to refer our clients to.

 Thanks. Will do

I agree with Bill. I have often burnt my hands multiple times due to costs from Eviction, vacancy, ransacked home, or many other horror stories.

Ultimately it depends upon your ability to take a hit and the cushion in your financial situation.

If you have a cushion that you can take a hit for, say, six months due to Eviction, that does not matter.
