I have been trying to find a rental in Austin and numbers are way off. Thinking of moving to nearby cities. What is your experience of this market as well as Temple.

I own multiple LLCs and partnerships, and I’ll be moving between different houses over the next year. I need a reliable virtual address and digital mail forwarding service that can handle digital mail forwarding, scanning, and other essential business needs.

I’m looking for something flexible, secure, and cost-effective. Does anyone have any recommendations or experiences to share? What’s the best service out there that you’ve used for managing business addresses while on the move?

For MLS - yes, you are going to find data here that is not 100% accurate. Failed listings could mean canceled listings, expired listings, or where there have been no updates to a listing for X period of time and they just move them to failed.

Equity could be calculated based on FMV - original mortgage OR FMV - estimated current mortgage amount.

Always happy to help. Data is something that I love educating investors on because it's a vital part of their business to understand the intricacies.

Thanks, good to know everyone brings data from data aggregators. There may be some additions done. E.g. Propstream has the best filters Mortgage Rate filter + Low equity.... Batch leads and Property radar also has low equity..

Invelo ( i checked after you mentioned)  does not seem to be aligned for list builder as its filters are very basic. It may be good for CRM.

When I said bad data..Many of the properties e.g. failed listings failed two years back..filters don't produce correct reports, MLS listings are incorrect- seems like they dont refresh regulalry, equity and rate seems like guesses.Having said that I still believe it may be the best of all.

Here's an inside scoop:

- Assessor data - Generally, most platforms get their data from the same or very similar data aggregators. The data aggregators get their data from local assessors so the risk is that the assessor is not updating their information timely. 

- MLS data - This is challenging to get now that the MLS has cracked down on offering it to non-MLS platforms. Therefore, most use third parties to get this.

- Specialty data - Preforeclosure, tax liens, evictions, etc. are always lagging data. Again, this info is received when recorded so it's not always timely. I always recommend that investors get this info from the county departments to get the most up-to-date info.
