I am planning to buy a primary as well as investment properties in Austin soon. I see prices have come down a little and may come down more due to over supply. Any recommendations.

I am fed up using Propstream. I started with Batch leads. Both does not have more than 50% correct data in my opinion. What else are you using. I reviewed Property Radar recently too, have yet to try.

Quote from @Ryan Cleary:

Hey Sethu,

If you are looking to do a subject-to deal, I know of an agent who is familiar with them in Palm beach county.  Having the right agent/ title company will make or break sub-to deals.
Good luck!

Ryan

Can you share the agent name with me, Ryan? Thanks

I have several templates and resources to structure creative financing deals with sellers and have a passion for doing so. I really enjoy working with people and helping them source these kind of deals.

 I will reach out.

I started investigating to invest in Tulsa and other cities of this state. I am told and after reading bunch of documents, I feel this is true and being implemented.

Is there any Real estate lawyer on biggerpockets? I am a Canadian living in California for many years. I see the following rom the newly required affidavits that

I assume based on the following portions in the affidavit that Canadians and other treaty country citizens are allowed. It is because  Canada allows US citizens to own real estate in Canada.

1. " or any treaties their country has with the United States"

2. "but he or she shall have and enjoy in this state such rights as to personal property as are, or shall be accorded a citizen of the United States under the laws of the nation to which such alien belongs"
