What are some good websites/data providers that pull highly targeted lists such as; eviction, code violation etc...

Other than the county websites, which do not makes these records available

Took a look into Telelisting, almost every address and number appear on the Do Not Call List, does that also show up on your areas?

I was wondering if it is possible to wholesale a property without having a purchase agreement.

Came across a seller who refused to sign a purchase agreement unless the end-buyer is found and ready to purchase the home. Assuming of course there is the chance that the buyer can deal directly with the home owner.

Can I still legally market the property (and mention to buyers that I am not selling a contract/I do not own the home)

Or if anyone has any recommendations on how to approach this would be helpful!

@Andrew LeBaron Appreciate the feedback! It has been going well, got a contract signed and in the process of getting that closed. 

I was strongly considering getting a virtual assistant to pre qualify the leads and make cold calls. I don't have much experience so far in making these calls, do you think it is too early to train and hire someone to make these calls? I was hoping to do it a little later on down the road when I feel I have accumulated substantial knowledge. However, I'm finding it difficult to increase my calls and consistently make 2-3 hours of calls a day while keeping my day job, and I need to be making more calls to get more deals as I find myself spending most of my time with follow up calls.

How should any one in Canada that is investing in the states and receiving income from properties in the States? 

Is it best to deposit cheques into a U.S dollar bank account in Canada or open on in the states? 

I heard that if you bring the money into Canada you can be doubled taxed? (if it makes a difference)

Also in terms of creating an LLC/registering your business in Canada or the U.S.

2 hours a day 7 days a week is 3,000 leads a month if you're an efficient caller. You shouldn't have any trouble closing 1 or 2 deals a month if you keep that pace up.

 Appreciate that! I averaged around 2500 calls my first month. Hopefully I can lock up one soon!
