This is a similar decision I faced 

It's great that you found someone who has the same goals as you and wants to go down the path of investing.

The biggest pro in my opinion to this is that you have accountability, you guys will force each other to keep pushing when things get tough, it's easier to quit when you're solo because you don't have that obligation to anyone else 

Ideally you would want a partner who can bring something to the partnership that each of you are lacking. If the both of you are in near identical situations then you may want to consider separating responsibilities and have the each of you tackle different road blocks. Such as one of you work on raising capital and the other work on finding deals for example. 

These are the biggest two things I realized and helped me get a better understanding of what to look for in a partner

Hey, I think cause of Covid we can arrange a zoom meeting possibly to get to know everyone, then once everything settles down a bit we can possibly do an in-person one.

It would depend on what you're trying to get out of this investment. If your goal is cashflow and your interested in building a portfolio of strong cash flowing properties, then the option with the higher cashflow would fit for you. If your focused on the long term and want to hold on to a property that will break even/have minimal cashflow but your confident that the area will have accelerated equity growth than possibly the house may be more aligned with your goal. 

I have the same dilemma in Toronto, I feel more confident going after a run down home in an area that I think will have greater appreciation due to the limited supply of land and detached homes, and on the upside rental homes are more scarce than condos (in Toronto) so I know i won't have much trouble renting it out.

Hey everyone, 

I'm looking to being my investing journey in Windsor I currently live in Toronto, and I'm still in the early stages of studying the Windsor market.

Does anyone have any suggestions of good neighbourhoods in the Windsor area that have on-going new developments/areas that are being revamped?

I would love to get a bungalow or 1 and 1/2 storey home in area that I can still manage to profit from cash flow monthly about while benefit from some great appreciation over the next 5 or so years.

I would consider looking at surrounding cities of Toronto. Such as Hamilton, Waterloo, Kitchener, Barrie, Orillia

These cities have very strong rental markets with prices far more affordable than Toronto with significantly better cap rates. These cities are experiencing significant population growth as Toronto has become far too expensive for the average individual to live and purchase a home
