Hello Bigger Pockets members,

Attached is a copy of my direct mailer that I have been sending out for the past three months. I'm looking for any advice on what I should/could change to improve my response rate. I have yet to get a call back.

I'm changing my list up and figured before I send out another round on the new list i should check to see what you all think could be a problem. I'm looking into finding a professional photographer for my photo. But I'm open to all and any suggestions.

Thank you for the responses. Defiantly agree with the mind set of helping the homeowners out. That has always worked in my favor during my sales career. Definitely agree with connecting and reestablishing contact on a scheduled time. Thank you again.

Well I have been trying to invest in Denver. But with the prices of property I’ve been looking at other options. So I was informed to look into Pensacola

I am a new investor. Have yet to purchase a property. I was recently put on to trying to buy in Pensacola FL. My only thing is I live in Colorado so I was seeing if anyone had any idea on what areas are considered upper or lower. Like I was saying I don’t live there and have never been to this part of Florida so just wondering what the area is like and if anyone has any advice as well.

I guess “better” was the wrong word. What I really mean is what options would be available for someone who is new. I do need to do more research on the lending side of things.  I’m just young and not really sure the bank will give me the loan without some assets to put down first. But I guess I was looking for creative lending strategies or anything that I can look into if the bank doesn’t approve me

Barry,

To answer your question I have a property in mind in Colorado and have run the numbers and from what I have calculated I should be able to make money as well as pay more than the loan requirement per month and factoring in making a savings for unforeseen problems. I just haven’t looked into what insurance will cost yet and need to start working on that.

Thank you for your post looks like I wasn’t missing anything from what you mentioned. I really appreciate the help. 

I also was wondering if you guys would recommend any better financing solutions than going through a bank. The only other I have is getting an investor but the two I have want a pretty big cut so I’m trying to avoid that

My name is Sam and I am a new user of the forms and inviting. So I am looking for any advice that I can get. I’m looking to buy my first multi family property. I’m really trying to find any information on what expenses I might be not thinking about. But any advice would be great.
