Just starting in wholesaling

Hello,

I have been trying for the past 2 years to become a real estate investor. I have gone through all options and have finally landed on wholesaling. My dilemma right now is what to put on postcards for mailing. I am using a tax delinquent list in my area. But having trouble with what I should say on the post card. I was wondering if anyone would have any examples or even suggestions for how to advertise my services to this group.

A post card is very personal which is great, it will likely get read. But it doesn't give you much space to convey your message. You need to make it clear that:

1) You want to buy their house

2) You can pay cash, close quick, and make this as painless as possible

3) You don't care if there are repairs needed, deferred maintenance, or delinquent taxes

Also make sure you have good follow up routines. It is unlikely you will get calls on your first mailer. You need to continue to hit the same homeowners 3-4x over the course of months. The goal is that when they are finally feeling like they need some relief, you are the first person they think of.
