Pensacola FL multi family units

I am a new investor. Have yet to purchase a property. I was recently put on to trying to buy in Pensacola FL. My only thing is I live in Colorado so I was seeing if anyone had any idea on what areas are considered upper or lower. Like I was saying I don’t live there and have never been to this part of Florida so just wondering what the area is like and if anyone has any advice as well.

Shot you a PM. There's a lot of potential in our market. Both SFH and MFHs. STRs are in high demand and in turn makes LTR rates go up because of lack of availability in housing.
