I guess what I was really trying to get to is has anyone actually done a deal. I just wanted to know some factors of what it cost to hold the property(air) and other cost that I would need to pay yearly

@Tanner Pile@James Carlson With my limited education I feel that I was under the impression that air rights for residential was a standard of up to 200ft from the ground and just like mineral rights they can be sold separate from the land. But maybe that's something to look into as well. I really just wanted to buy the air rights ahead of where I would believe future development would happen so I can lease/sell them to the developers. Hopefully I haven't crossed a line. But this is how I did it with oil and gas

Good afternoon,

I learned about air rights when I was working on getting my RE license. I have always been intrigued with it and now I feel like there could be good opportunities to start buying some. This being said my question is. Does anyone have experience in buying air rights without buy the property?

@Jerryll Noorden I think this answer is perfect and a great foundation on who to associate yourself with in all parts of investing. But I did want to ask. Why do you have an "eewww response to wholesalers/ you don't work with them?

Hi, I'm just wondering if you have already started your marketing campaign. I'm not saying I know more than you. As I'm just starting as well. But I put a lot of time into learning and I can't say that I disagree at all with the advice of finding the deals first/learn what a good deal is and you will be able to find a cash buyer.

I can't say that I have done it first hand at all. I did send out mailers at one point but didn't have much luck. But this was not because wholesaling is a scam. But because I didn't put enough work into my campaign. Of course those gurus courses are for sure a scam. Most likely. Some might be legit. But I wouldn't say they would help you anymore than just listening to podcast on wholesaling. I just met two guys at my gym that wholesale but I have not had much of an opportunity to ask them any of my questions. But the real key is to find motivated sellers. Or at least that is what I have gathered. How you do that? marketing such as google adds, Facebook, direct mail and I'm sure the list goes on. I am looking to get into wholesaling and currently i'm putting marketing as my first priority. It is easy to spend thousands of dollars in marketing and have nothing to show for it. It also will help you a lot to learn how to properly calculate ARV as your buyers will want to work with those wholesalers more than one who is just throwing properties at them. That is all I really know . Best of luck.

I was wondering if most wholesalers have stopped using direct mail and just moved to google/facebook to find deals?
