I can't say that I have done it first hand at all. I did send out mailers at one point but didn't have much luck. But this was not because wholesaling is a scam. But because I didn't put enough work into my campaign. Of course those gurus courses are for sure a scam. Most likely. Some might be legit. But I wouldn't say they would help you anymore than just listening to podcast on wholesaling. I just met two guys at my gym that wholesale but I have not had much of an opportunity to ask them any of my questions. But the real key is to find motivated sellers. Or at least that is what I have gathered. How you do that? marketing such as google adds, Facebook, direct mail and I'm sure the list goes on. I am looking to get into wholesaling and currently i'm putting marketing as my first priority. It is easy to spend thousands of dollars in marketing and have nothing to show for it. It also will help you a lot to learn how to properly calculate ARV as your buyers will want to work with those wholesalers more than one who is just throwing properties at them. That is all I really know . Best of luck.

I was wondering if most wholesalers have stopped using direct mail and just moved to google/facebook to find deals?

What I think works best is starting with the end in mined. What is the end goal? If you have read "7 Habits of Highly Effective People", this is one of the 7 habits that is mentioned. This helped me as I read about fix and flip, brrrr, wholesaling and other options that real estate investing offers. I was able to take a look at what I wanted at the end and what I could do to start my journey now. If you have the money, time, and general home repair skills I really liked the idea of "mini flips". I can't remember who talked about this on The Bigger Pockets Podcast. But they where a wholesaler who would sometimes just buy the property instead of marketing it out and fix it up and resell it. But the fixes are minimal. So he would look for homes that needed some paint, carpet, fixing small leaks or updating lighting and small amount of drywalling. It should be a relatively quick fix and flip so a month of less of work and then you throw it back on the market. Its just one of the many options out there but I think its a good play if you have minor skills and a little bit of extra time.

Thank you for taking time to respond to my post. To be blunt. your $.02 seems to be on point. I didn't think about the texting option but really like it. I thought about the @gmail as well and will defiantly make that change. Have you done any direct marketing campaigns before? Once again thank you for taking the time to respond.

Thank you for that reply. This direct mailing campaign was put out for speed as the list I was using was a tax delinquent list. So are you saying that I conveyed urgency on the post card?

Hello Bigger Pockets members,

Attached is a copy of my direct mailer that I have been sending out for the past three months. I'm looking for any advice on what I should/could change to improve my response rate. I have yet to get a call back.

I'm changing my list up and figured before I send out another round on the new list i should check to see what you all think could be a problem. I'm looking into finding a professional photographer for my photo. But I'm open to all and any suggestions.

Thank you for the responses. Defiantly agree with the mind set of helping the homeowners out. That has always worked in my favor during my sales career. Definitely agree with connecting and reestablishing contact on a scheduled time. Thank you again.

I am a new investor. Have yet to purchase a property. I was recently put on to trying to buy in Pensacola FL. My only thing is I live in Colorado so I was seeing if anyone had any idea on what areas are considered upper or lower. Like I was saying I don’t live there and have never been to this part of Florida so just wondering what the area is like and if anyone has any advice as well.

I guess “better” was the wrong word. What I really mean is what options would be available for someone who is new. I do need to do more research on the lending side of things.  I’m just young and not really sure the bank will give me the loan without some assets to put down first. But I guess I was looking for creative lending strategies or anything that I can look into if the bank doesn’t approve me
