How much effords should I expect from my agent

I noticed the agents I contact to find an investment properies for me doesnt really do anything other than set the filter criteria for auto email that they send it to me for properies with spesific price range , location , etc . They never go beyond that eventhough I asked them only send me proepries that is currently rented or properies that currently producing cache flow. 

am I expecting too much or they are just dont see there is a need to put effords.

@Sam Hanaa  I set up searches for my clients all the time.  One important thing to consider though is that not all criteria are actually "filterable" (if that's a word).

I can filter on all the usual things like # of beds, baths, garage spaces and dozens more. It turns out that with our MLS here in MA (others are probably different), vacant units isn't a term we can search on.

Here's another fun quirk with our MLS. You can eliminate either short sales or REO. But not both - that breaks the filter and both get included. It's a known bug and has been for years. If we use the "map search" feature, we can eliminate both successfully.

When it comes to analyzing deals, that's best left to the buyer, especially because of the potential for liability. I'll tell my buyer if an MFR looks like it satisfies the 1% rule and what the stated rents are, but I leave the rest to them.
