@Dave Meyer - has BP Insights considered doing a sentiment analysis on forum posts? Clearly the market is pretty hot right now, and we're all wondering where we're headed. I'm curious how the broad community sentiment compares to prior "high point" periods. BP has the unique benefit of historical comments and discussions to cover the most recent peak/trough period. Thoughts?

We worked with Troy Becker from http://www.1031exchangecorp.co... and I would recommend them. 

Came across this pretty neat visualization of home price trends over the last 20 years for major US markets (compiled by Avison Young, using Zillow data).

TL/DR: West coast cities lead the pack on total appreciation, and are driving US average home price trend overall. The rust belt have slower appreciation. Nothing really ground breaking here, but it was still neat to see it all presented this way. 

As an investor in Austin, it's surreal to see the sharp uptick since 2014. What do others think about this data?

We'll likely see more demand for "garden style" multi-family in the suburbs - solving for density, while incorporating the demand for more suburban space. Perhaps more purpose built mixed use planned developments - similar to Robert E Simon's concept in Reston VA?

@Spencer Keane if you occupy the property as a primary residence, you can get a break on taxes by filing for homestead exemption. You'd have be the owner/occupant as of Jan 1 and there are deadlines to register etc. Check your county tax appraiser page - here's a link to the one for Travis County. Also you may want to check with your accountant for how this applies to your duplex.

It seems like most lenders are prioritizing purchase transactions in the Austin area. Does anyone have recommendations on lenders willing to do refi's currently? Thanks!

@Curt Barbour - if you haven't already done so, check out the city of Austin's development tracker site. You can look up permits and development activity by address or map and filter by commercial or residential as well. Should get you started on who to talk to.
