Sharing my cashflow/net worth analyzer, feedback welcome

Cashflow Analyzer spreadsheet (feel free to create a copy for yourself and play around, or add comments directly in this sheet)

Hey! I created this spreadsheet to compare properties and see how each will affect my net worth compared to renting.

Green cells are editable, yellow means don't touch.

One note: I'm in Austin, TX so the tax calculation is a little different due to the Travis County Homestead Exemption (I plan to live in the place I'm buying now).

Right now the rent section is very simple. It just shows how your down payment would grow if it was invested in the market. It doesn't account for the price of rent (I'm not sure how to account for that).

What else should I include? Should I change any of the calculations? Did I miss anything? What would you find useful? Any and all feedback is much appreciated!

@John Erlanger very true, a great point. I can adjust my spreadsheet to encourage users to change that value around till it makes sense from a cash flow perspective. Or, ideally, make a suggested price based on the rental numbers.
