Thanks Steve. I’ve been wondering if I should send direct mail to source deals for myself, but sounds like it’s not going to be very easy. Maybe I’ll target smaller out of favor asset classes.

Thanks. I get that the average investor is more sophisticated, but aren’t there a lot of experiences where say the owner dies and leaves the property to kids who aren’t sophisticated?

I get that for properties >2mn or so they will hire a broker. But small properties maybe not.

Have you asked if they want to negotiate a buyout?

So tenant vacated 3 weeks ago. I got a buyout offer from them and negotiated for the best offer, got 95% of remaining term as a buyout lump sum cash. I hired the best leasing broker in the area and have 3 LOIs of which I agreed to one of them. Let’s see what happens but it’s working out so far, fingers crossed...

I recently bought a 14 cap with a national tenant with two years left on the lease. The cap is sometimes relevant sometimes not with short duration. In my purchase it wasn’t relevant. The other thing you need to ask is what will the property be worth with the tenant gone?

To refi a property like this you’ll need a solid balance sheet and offer a personal guarantee is my guess, unless the ltv is super low. Happy to discuss over phone if interested. DM me for details
